What We Refinish

We refinish solid hardwood and engineered hardwood with a thick enough wear layer to sand. We do not refinish laminate, vinyl, or LVP — those are replaced, not refinished.

Process

Sand with progressively finer grits to remove old finish and scratches. Fill gaps or holes if needed. Apply stain (or natural) and then multiple coats of finish — oil-based or water-based polyurethane.

Stain Options

Natural (no stain), light to dark wood tones. We can match existing wood elsewhere in the house or try samples on site.

Finish Types

Oil-based polyurethane (amber tone, durable) or water-based poly (clear, low odor, dries faster). We recommend based on your look and timeline.

Drying & Cure

Floors need time to dry and cure before furniture and rugs go back. We'll give you a clear timeline so you can plan.

Can engineered hardwood be refinished?

Only if the wear layer is thick enough (typically 2mm+). Many engineered floors can be sanded once or twice. We'll check your flooring and advise. Thin wear layers cannot be refinished.

How many times can hardwood be refinned?

Solid hardwood can often be refinished 5-10+ times depending on thickness. Each sanding removes a small amount of wood. We measure thickness and advise if you're close to the limit.

Do we need to move out?

Not always. We can do one section at a time so you have access to part of the house. Finish odor and dry time may make it easier to stay elsewhere for a few days — we'll advise.
